Why Houston Homeowners Choose CGI Windows & Doors
We provide independent CGI windows and doors service across Houston, from the Heights to Clear Lake to Meyerland, including CGI repair in Houston. Our techs have worked on CGI products for over a decade, from pre-2000 aluminum 900 Series frames to current Estate and Sentry collections, so we know exactly which parts fail in this climate and how to fix them without unnecessary full replacements. We are not affiliated with or authorized by CGI; we are an independent service provider who knows these products inside and out, and we put every repair price in writing before work starts. Call (432) 278-2282 for a free estimate on any CGI window or door.

Why Trust Meridian Windows and Doors Houston for Your CGI Windows & Doors?
CGI builds windows and doors for hurricane zones, which means the engineering is serious and the tolerances are tight. Repairing them correctly takes more than a tube of caulk and a new weatherstrip. Our crew has worked on CGI products across the Gulf Coast for years, and our lead installer, Elliot Vance, personally reviews every estimate before it goes out. Elliot learned the trade at Los Angeles Trade-Technical College and has spent the better part of two decades doing window and door work across the country. He has seen what Houston humidity does to a poorly installed frame, and he built his reputation on tight, clean installs: frames plumb, seals right, no callbacks, whether it’s CGI repair in Channelview or anywhere along the Gulf Coast.
We stock CGI factory-spec gaskets, balance shoes, coil balances, and multi-point lock cartridges from our Gulf Coast distributors, so most repairs don’t wait on a lead time. When OEM parts stall, we use proven aftermarket glass packs that meet the same design pressure ratings. Our 365-Day Done Right Promise covers every repair in writing: if the work fails within a year, we come back at no charge. That’s the whole point of the name. A meridian is a fixed line you measure everything against, and that’s how we run every install. The price goes on paper before a single screw turns, and we don’t change it at the door.
Common CGI Windows & Doors Problems We Fix in Houston
These are the failures we see repeatedly on CGI products after eight to twelve Gulf Coast summers. If you recognize one of these, call us and describe what you’re seeing; we can usually tell you over the phone whether it’s a repair or a replacement.
- Fogging between panes on Estate Collection windows. The butyl edge seal degrades under Houston sun after 8 to 12 years, letting moisture into the air space. You’ll notice the fog worst in the morning, fading by midday as the glass warms. The fix is a new insulated glass unit, not a seal repair. Seals can’t be resealed once they’ve failed.
- Binding or dropping sashes on 900 Series aluminum single-hungs. The original nylon balance shoes grind to powder over time, and the aluminum track gets gouged. The sash then drops on one side or binds when you try to lift it. We rebuild the shoe pocket, install new stainless coil balances, and the window glides again.
- Frayed or snapped operating cords on Sentry Series casement windows. These cords take abuse during storm-prep cranking, especially if the hinges are dry or the sash is slightly misaligned. Once the cord frays, the sash won’t seat evenly against the frame, which compromises the impact rating. We replace cords and re-align hinges to get the full seal back.
- Failed multi-point locks on Estate and Sentry entry doors. These locks engage at three points along the jamb. When the lock cartridge wears or the keepers shift, the door only catches at the top, leaving the bottom two points unsecured even with the deadbolt thrown. We replace the cartridge and re-align the keepers, no door replacement needed.
- Weeping or leaking at the sill on sliding Sentry Series windows. Houston’s heavy rainfall finds every gap. When the sill dam or weep system clogs with dust and pollen, water backs up into the track and runs inside. We clear the weeps, replace the sill dam if it’s cracked, and re-test with a spray rack.
Last August we pulled a 2007-era CGI 900 Series single-hung in a Meyerland ranch where the lower sash dropped every time the owner opened it. The original nylon balance shoes were ground to powder and the aluminum track was gouged. Our tech rebuilt the shoe pocket with a reinforced aftermarket shoe, installed new stainless coil balances, and re-glazed a hairline crack at the meeting rail. The window now glides with two fingers and passes a spray-rack water test.
CGI Parts & Our Repair-vs-Replace Approach
We don’t believe in replacing a whole opening because a $40 balance shoe failed, which is why homeowners trust our League City CGI service. Here’s the honest math: CGI frames are heavy-gauge aluminum, built for design pressures most Houston homes never see. The frame usually outlasts the moving parts by a decade or more. We replace what’s failed, not what’s convenient.
When CGI factory-spec parts are available from our distributors, we use them. That includes gaskets, balance shoes, coil assemblies, and multi-point lock cartridges. When OEM lead times stretch out, which happens more often than you’d expect after storm season, we use proven aftermarket parts that meet the same design pressure ratings. We only recommend full replacement when the frame is twisted, corroded through, or the sash-to-frame tolerance no longer seals even with new weatherstripping. That’s rare, and we’ll show you exactly why it’s the case before we write the quote. Call (432) 278-2282 and tell us what your window is doing; we’ll give you a straight answer on parts availability and a written price before any work starts.
Our CGI Service Process – Step by Step
- 1
Diagnosis. We inspect the specific failure: balance condition, seal integrity, lock engagement, track wear. We check the sash-to-frame tolerance with a feeler gauge to confirm whether it still seals within spec. This tells us whether we’re repairing or replacing.
- 2
Repair or install. We replace the failed component, whether that’s a new insulated glass unit in an Estate Collection window, a rebuilt shoe pocket in a 900 Series single-hung, or a new multi-point lock cartridge in a Sentry entry door. Every part goes in to CGI spec, with torque and shim tolerances per the original design.
- 3
Test. We run the sash or door through its full cycle repeatedly, checking for bind, drop, or uneven seating. We spray-rack test the opening for water intrusion. For impact-rated units, we confirm the seal seats evenly across all points, not just the corners.
- 4
Warranty. Every job carries our written 365-Day Done Right Promise. If the repair or the new install fails within a year, we return at no charge. No fine print about labor exclusions. Measure twice, seal it right, and the window does the rest of the talking.
CGI Products We Service & Install in Houston
Our techs work on the full CGI line installed across Houston. That includes CGI Estate Collection single-hung and casement impact windows, CGI Sentry Series sliding and picture impact windows, CGI 900 Series pre-2010 aluminum single-hung and horizontal roller windows, and CGI Commercial Series storefront and heavy-duty doors. We stock the common wear parts for these lines locally: balance shoes, coil balances, sash locks, multi-point lock cartridges, and weatherstripping. If a storm takes out a pane in an Estate or Sentry unit, we order the matching impact glass pack from our distributor, and we’ll tell you the lead time before you commit to anything.
We Also Service These Brands
CGI is a big part of our work in Houston, but it’s not the only line we carry. We also service and install PGT, CWS, ES Windows, and ECO Window Systems, along with four other manufacturer lines. If you’re not sure what brand is in your home, we’ll identify it during the estimate and spec the right part for the product you actually have, not the one we happen to stock.
FAQs – CGI Windows & Doors Service in Houston
No. We are an independent CGI service provider. We have no affiliation with or authorization from CGI. What we have is real experience: our techs work on CGI windows and doors across the Gulf Coast daily, from older 900 Series aluminum frames to current Estate and Sentry collections. We know these products because we fix them, not because we sell them.
That’s a failed butyl edge seal on the insulated glass unit. Cool night air contracts the air pocket inside the unit, drawing in humid outdoor air through the failed seal. When the sun hits the glass in the morning, the trapped moisture condenses on the inside surface. As the glass warms, the fog dissipates. The fix is replacing the insulated glass unit, and it’s covered under our 365-Day Done Right Promise if we install it. Call (432) 278-2282 and describe when you see the fog; we’ll tell you if it’s a seal failure or something else.
Sometimes. If the keepers have shifted from repeated slamming or house settling, we can often re-align them and restore full three-point engagement. If the lock cartridge itself is worn, we replace it with a factory-spec part. If the door slab is warped or the jamb is racked, that’s a larger fix and we’ll be honest about that before we quote anything.
Nine times out of ten it’s the balance shoes. The original nylon shoes in 900 Series single-hungs break down after years of Houston heat and humidity, grinding to powder and gouging the aluminum track. The sash itself is usually fine. We rebuild the shoe pocket, install new stainless coil balances, and the window moves like it should. If the sash is also cracked or twisted, we’ll tell you and price the repair accordingly.
Look at the failure. If the glass is cracked, chipped, or fogged between panes, the insulated glass unit needs replacement; gaskets don’t fix that. If the glass is intact but you’re getting water intrusion or air leakage around the edges during storms, that’s usually a gasket or seal failure, which is a much cheaper fix. We’ll diagnose it during the estimate and show you exactly what’s wrong before we write the quote. Call (432) 278-2282 to schedule the free estimate.
Most CGI repairs in Houston run between $180 and $650 depending on the part and the labor involved. A balance shoe or lock cartridge replacement typically runs $180 to $350. A new insulated glass unit for an Estate Collection window runs $400 to $900 installed depending on size and glass package. A full window replacement, when the frame is beyond saving, runs $900 to $2,200 per opening for impact-rated CGI product, or you can explore our Window Replacement services. These are real ranges, not promises; your exact price goes in writing before any work starts. Call (432) 278-2282 for an exact quote, estimates are free.
