CGI Windows & Doors in Houston, TX | Meridian Windows and Doors Houston
We provide independent CGI windows and doors service across Houston, from full-frame retrofits in Heights bungalows to impact-rated replacements in Clear Lake. The one thing that makes our CGI work here different: we’ve torn down and rebuilt so many CGI units in Houston’s humidity-battered housing stock that we know exactly which balances fail, which sealants hold, and which impact upgrades survive a Gulf storm. Call (432) 278-2282 for a free estimate. We’re the CGI sales & service team that shows up when we say we will, price on paper before work starts, and stands behind every install for 365 days.
Why Houston Residents Choose Us for CGI Service
Elliot Vance, owner and lead installer, learned the trade at Los Angeles Trade-Technical College and spent nearly two decades doing window and door work before bringing his crew to Houston. He personally reviews every estimate before it leaves our office. That discipline shows up in how we handle CGI equipment: frames plumb, seals right, no callbacks.
We’re not manufacturer-affiliated or authorized by CGI. We’re an independent service provider. That independence matters because we recommend the repair or replacement that fits your house, not the one a factory program dictates. We source genuine CGI balances, sashes, and hardware when the job demands factory-spec action. For discontinued or backordered parts, we use proven aftermarket equivalents from Texas distributors that match Houston’s wind-load and UV requirements. We’ll tell you straight when Houston Window Replacement outlives a patch job.
Every job gets a written price before any work begins, and every installation carries our 365-Day Done Right Promise in writing. If it fails within a year, we come back at no charge.
Common CGI Windows & Doors Problems We Solve in Houston
- Fogged insulated glass from seal failure. We see this chronically in CGI 95 Series double hungs across Houston, where Gulf humidity creeps past desiccant-loaded spacers. The fix is a new insulated glass unit, and in severe cases a full sash replacement. Houston’s moisture load makes this a year-round issue, not a seasonal one.
- Balance shoe and block-and-tackle wear. Heavyweight CGI 75 Series sashes drift and slam down when the balance system wears. Common in Houston’s older homes where windows get opened and shut constantly through eight months of heat. We replace balances with genuine CGI parts or proven Texas-sourced equivalents.
- Weep channel clogging. Houston’s oak pollen and construction dust pack into CGI slider weep channels. The result: water backs up, sits against the sill, and rots the frame from the inside. We clean the channels, repair the drainage path, and replace sills where rot has already set in.
- Vinyl frame warping on west-facing picture windows. Houston’s brutal summer sun hits west-facing CGI picture windows hard. Undersized expansion gaps cause the vinyl to warp and bow. We address this with proper gap restoration and, where needed, full unit replacement.
- Hurricane impact unit failures after storms. In Clear Lake and other bayou-adjacent Houston neighborhoods, impact-rated CGI units take a beating. We replace cracked laminated glass, re-seat loose frames, and verify the wind-borne debris rating is still intact.
CGI Service in Houston: What Local Conditions Mean for Your Equipment
Houston’s unzoned growth has produced a patchwork you won’t find in many other cities. Original single-pane aluminum windows in bungalows inside the Loop sit a stone’s throw from 1990s brick veneer tract homes. Both leak and sweat in the same humidity, but they need different approaches. The older stock requires full-frame CGI retrofits because the original frames are rotted or undersized. The newer construction, with its builder-grade aluminum or vinyl, can often accept insert replacements into the existing openings. A Houston installer has to know which house they’re looking at before recommending a fix. In Montrose or the Heights, you’ll find original wood double-hungs swollen shut from humidity. In Clear Lake, you’re replacing nearly every window with impact-rated units after each major storm. We match the CGI solution to the house, not the other way around.
CGI Models & Products We Service in Houston
We service the full line of CGI residential products, including the 75 Series Single Hung, 95 Series Double Hung, Casement Series, and Horizontal Roller. Our Houston service area covers everything from pre-WWII bungalows in the Heights to 1980s brick veneer homes in Clear Lake. For hurricane-prone areas, we handle CGI impact-rated units designed to meet wind-borne debris codes. Our parts approach is simple: genuine CGI hardware when factory-spec action is required, proven aftermarket equivalents from Texas distributors when it saves you money and matches local wind-load requirements. We stock common balances, rollers, and seals locally for fast Houston turnaround.
CGI Service Pricing in Houston
Most CGI service calls in Houston run $150 – $350 for diagnosis and minor repairs like balance replacements or weep channel cleaning. Full insulated glass unit replacement for a 95 Series double hung typically runs $400 – $800 per window, depending on sash size and glass package. Full-frame CGI replacement installations range from $900 – $1,800 per opening, with impact-rated units pricing higher. Insert replacements into existing frames typically run $600 – $1,200 per window.
What drives cost: whether you need a part swap or full-frame replacement, the glass package (impact-rated costs more), and access conditions on Houston’s older homes. Every free estimate includes a written line-item price before work starts. Call (432) 278-2282 for an exact quote.

FAQs – CGI Windows & Doors in Houston
Fogging between the panes means the insulated glass unit’s seal has failed. Houston’s high humidity pushes moisture past the desiccant-loaded spacers, and once that seal goes, condensation forms inside the glass. This is a known weakness in CGI 95 Series double hungs in our climate. The fix is replacing the insulated glass unit, and in some cases the entire sash. Call (432) 278-2282 to have a tech confirm the diagnosis.
Most 1980s brick veneer homes in Clear Lake can accept insert replacements if the original frames are still square and not rotted. We’ll measure, check the existing openings, and tell you straight whether inserts or full-frame replacement makes more sense. Call (432) 278-2282 for a free assessment.
Yes. We install our Window Installation in Houston with CGI impact-rated units designed for wind-borne debris zones in coastal and bayou-adjacent areas. We verify the rating matches your location’s code requirements and pull permits where the city requires them.
CGI’s 75 Series single hung can be specified to match the proportions of original double-hungs in Houston’s historic districts. We’ve done full-frame retrofits in Montrose and the Heights that kept the street-facing appearance while giving you modern glass and seals. Call (432) 278-2282 to discuss your home’s details.
Interior condensation on the room side of the glass happens when warm, humid indoor air meets cooler glass. In Houston’s summers, this is common if the home’s air conditioning struggles to keep indoor humidity below 55%. It’s typically not a glass failure, but it can lead to sill damage over time. We can assess whether your casements need weatherstripping, ventilation adjustments, or in some cases insulated glass upgrades. Call (432) 278-2282 for a diagnosis.
