ECO Window Systems Door Installation: The Houston Owner’s Guide

We install and replace ECO Window Systems doors throughout Houston, with most full door replacement jobs running between $1,800 and $4,600 depending on the door series, size, and whether the frame needs reworking. Most ECO door installations are completed the same day once the door is on site. The typical call we get starts with a door that won’t latch cleanly, scrapes the threshold, or has started letting daylight through the weatherstripping – and by the time a Houston homeowner calls us, the sag has usually been getting worse for a few months.

We’re an independent Houston installer, not affiliated with ECO Window Systems. That means we stock parts and match hardware from multiple sources, and we tell you which one makes sense for your door before you spend a dollar.

Which ECO Window Systems Models This Applies To

Most ECO Window Systems door failures we see in Houston fall into three families: the ECO III and ECO IV sliding patio doors, the ECO hinged terrace doors, and the ECO Garden Series French doors. The part you need depends on which one you have. The quickest way to identify your door is to look at the corner of the glass or the top edge of the door slab for an etched or printed label showing the series, glass spec, and manufacturing date. If the label is gone, measure the door slab thickness: ECO hinged doors run 1-3/4 inches thick, while their older sliding units came in at 1-1/2 inches. That single measurement narrows the roller, hinge, and weatherstrip matches considerably.

On parts, the honest story is this: ECO-branded OEM replacement parts – rollers, multi-point lock gearboxes, hinge sets, and mullion gaskets – are the cleanest fit and what we recommend when the door is still under a transferable warranty or is less than about eight years old. For older doors, quality aftermarket equivalents from Caldwell, Amesbury Truth, or Prime-Line often match or exceed the original spec at a lower cost. We stock both on our trucks and will show you the difference before we quote the job. One compatibility gotcha specific to ECO sliding doors in Texas: the earlier ECO II series used a non-standard roller housing that looks nearly identical to the ECO III roller but sits 3/16 inch lower in the track. Installing the newer roller in an older frame makes the door sit proud of the track and wear the weatherstrip unevenly within a season. We check the roller pocket depth before we order anything.

Signs Your ECO Window Systems Door Installation Is Failing

  • The door drags or scrapes when you open it. On a sliding door, this is almost always a worn roller or a roller housing that has cracked under the slab weight. On a hinged ECO door, the sag usually traces to a stretched top hinge or a wall-side reveal that was never properly shimmed during the original Houston installation.
  • The lock won’t throw all the way without lifting the handle. That fight is the multi-point lock gearbox and the keep (the receiver on the door frame) being out of line. Houston humidity cycles cause the wood buck in the wall to move, and the keep follows the buck while the door slab stays put.
  • You can see daylight through the edge weatherstrip. The ECO-branded vinyl compression seal is good for roughly five to seven years in Texas sun before it hardens and loses its rebound. Once it’s flat-memorized, the door loses its air seal and your HVAC bill shows it.
  • Water pools on the floor after heavy Houston rain. On sliding doors, the sill pan dam or the interior weep channel is usually clogged or broken. On hinged doors, the corner gasket at the hinge-side has separated. Both are repairable without replacing the whole door if caught early.
  • The door settles shut on its own or swings open. A door that won’t stay put has a plumb problem: hinges out of alignment or frame jamb screws that have backed out from thermal cycling. That is not a part-quality issue; it’s an installation issue we correct by re-hanging the slab on the existing frame.

Replacement Cost & What’s Included

Here is what Houston homeowners actually pay with us. Parts are shown at their straight cost; what you’re paying for beyond that is the labor to align, shim, seal, and test the door so it works the way it should have on day one.

Service Typical Installed Price Range
Roller replacement (sliding door, both sides) $180 – $320
Multi-point lock gearbox and keep alignment $260 – $480
Hinge replacement and door re-hang $240 – $540
Full weatherstrip and sill gasket replacement $160 – $350
Complete ECO door slab replacement $1,800 – $4,600

Every price is written down before we start. You’ll receive line-item pricing for the part and the labor separately, and that number does not move at the door. All work is covered by our 365-Day Done Right Promise – if the repair or installation fails within a year, we return and make it right at no charge, including a second visit.

DIY or Call Us?

If your ECO door is dragging, the first thing you can safely do is clean the bottom track with a stiff brush and vacuum, then check that the weep holes on the exterior side are clear. Same goes for visually inspecting the weatherstrip and the hinge screws if they’re loose at the surface. That tells you what’s wrong without risk.

Where we draw the line is pulling a heavy sliding slab out of its frame to replace rollers. An ECO III insulated glass slab weighs 180 to 240 pounds. It takes two people who know the lift points, and a cracked roller housing mid-removal can drop that glass on concrete or on a foot. The same goes for adjusting a multi-point lock gearbox: there are spring-loaded rods in there, and a rogue part in the wrong position means the door locks you out of the house. Call (432) 278-2282 if the door is heavy, the track is wet, or the lock has metal internals you can’t see.
