PGT Window Replacement: The Houston Owner’s Guide
If you have a PGT window with a failed sash, broken seal, or worn hardware, we can match the replacement and install it right. Most PGT window replacements in Houston run $350 to $900 installed per window depending on glass package, size, and frame condition, and we keep common PGT balances, rollers, and weatherstripping on the truck for same-visit fixes. The way owners usually find out there’s a problem: a window that won’t stay up, condensation you can’t wipe away, or a room that got noticeably louder after one good storm season. Houston humidity and heat work on seals around the clock, and PGT windows are tough, but no window shrugs off a decade of Gulf Coast weather without a part or two giving up.

We’re an independent Houston window contractor, not a PGT corporate shop, which means we match the part to your frame without a sales script attached. Elliot Vance reviews every estimate personally before it reaches you.
Which PGT Models This Applies To
PGT’s Houston-facing lineup splits roughly into two families: the WinGuard series, built around impact-rated glass and heavy aluminum or vinyl frames, and the SpectraGuard/ClassicVue lines, which are more common in newer suburban construction. The part you need depends on which family you have, and the fastest way to tell is the label. Look at the spacer bar between the glass panes or the edge of the sash: PGT etches a serial number and manufacturing date there. That number tells us the glass package, the frame series, and the production run, and it’s the single most useful thing to have ready when you call.
One compatibility gotcha we see regularly in Houston: WinGuard sashes from before roughly 2014 used a different balance shoe profile than current production. The window looks identical from the outside, but the replacement balance won’t seat correctly in the older shoe. We check for this before quoting any sash or balance work, because installing the wrong-profile part turns a $400 job into a stuck window and a callback. For glass replacements, we spec OEM PGT glass when the window is under warranty or when the homeowner wants the etch and tint matched exactly. For out-of-warranty frames, we’ll offer a quality aftermarket insulated glass unit when it meets or exceeds the original spec, and we’ll tell you the difference on the estimate, in writing.
Signs Your PGT Window Replacement Is Failing
- The sash drops or won’t stay open. This is almost always a failed balance system: the springs or block-and-tackle balances inside the frame have lost tension. In Houston, the heat accelerates spring fatigue, so we see this on 8-to-12-year-old windows more than anything else.
- Fog or moisture between the panes. That’s a seal failure in the insulated glass unit. The desiccant inside the spacer bar is saturated, the argon gas has leaked out, and no amount of wiping fixes it. The glass unit gets replaced, not repaired.
- Visible daylight or a draft at the sill. Worn compression weatherstripping on the bottom sash, or a sash that has settled out of square. Left alone, this is how you get a $40 weatherstrip job turning into a rotted sill repair after two Houston rainy seasons.
- Hard to lock or the lock misses the keeper. The sash has warped, or the frame has shifted. On vinyl WinGuard units, we’ll check the corners for hairline cracks; on aluminum frames, it’s often a bent hinge or track that can be swapped without replacing the whole window.
- Visible frame rot or soft spots on the exterior trim. Houston’s humidity gives water a long time to do damage. If the cladding is intact but the wood underneath is soft, the frame section gets replaced before it spreads to the rough opening.
Replacement Cost & What’s Included
Here’s what we quote in Houston, installed, with the range driven mostly by glass package and frame work:
| Part | Installed Range |
|---|---|
| Balance replacement (single sash) | $110 – $180 |
| Weatherstripping (full window) | $80 – $140 |
| Lock set / keeper | $60 – $120 |
| Insulated glass unit (standard clear, no impact) | $280 – $450 |
| Insulated glass unit (WinGuard impact-rated) | $450 – $900 |
| Full sash replacement | $350 – $700 |
Every line item goes on paper before work starts, and that’s the price you pay. No add-ons at the door, no “while we’re here” upselling. The work itself carries our 365-Day Done Right Promise: if the part fails or the install isn’t right within a year, we come back at no charge. We’re part of the Garrison Partners network, held to The Garrison Standard on every job since 2009, and that standard is simple: do the work correctly the first time and stand behind it in writing.

DIY or Call Us?
You can safely check a few things yourself. Look for the etched serial number on the spacer bar. Note whether the window moves freely or binds. Snap a photo of the sash and the corner hardware. That’s information that helps us quote it accurately over the phone. What you should not do, especially on WinGuard impact units, is pull the sash and start swapping balances without knowing the profile. The newer balances run a metal pawl under high tension, and when it releases against a finger, the lesson is instant. We’ve never had a customer who was glad they saved $100 by learning that the hard way. If the window is heavy, stuck, or clouded, call us at (432) 278-2282 and we’ll get the right part the first time.
FAQs
A properly installed PGT window in Houston typically lasts 20 to 30 years on the frame, with the glass seal realistically good for 10 to 20 years before fog between panes becomes a risk. The balances and weatherstripping usually need service or replacement at the 8-to-12-year mark, faster if the window gets heavy daily use. When you call (432) 278-2282, we’ll tell you what’s worth replacing now and what can wait.
Yes, and that’s usually the better call. A failed balance, worn weatherstrip, or cracked lock is a part replacement, not a window replacement, and it costs a fraction of the full-unit price. Full replacement only makes sense when the glass seal has failed, the frame is rotted, or you’re upgrading to impact-rated glass. We’ll quote the repair option first if it’s honest to do so.
A balance, lock, or weatherstrip swap is finished in under an hour per window. A full insulated glass unit replacement runs two to three hours including trim and cleanup. A complete sash or frame replacement can run half a day with the old-frame disposal included. We’ll give you a written time estimate with the price before you commit.
We carry common PGT balances, rollers, weatherstripping, and lock hardware on the truck for same-visit repairs. For specific glass units, we order to spec using the serial number from your window, and the lead time in Houston is usually three to five business days. We also stock parts for CGI, CWS, and ES Windows when a home has a mix of manufacturers.
Call (432) 278-2282 for a free estimate. We’ll ask for the serial number, schedule a time that works, and put the price in writing before any work begins. Measure twice, seal it right, and the window does the rest of the talking.
